Keep Your Photographer
A working agent already has a photographer, a videographer and a sign vendor, and should keep every one of them. What is worth buying is the thing that makes the phone ring, and the numbers on how buyers choose an agent say that thing is a name people already know.
StudioKeep the vendors
A realtor with fifteen years and a full book sat in the studio this week and told us something we had half known and never said out loud. He will not buy marketing from anyone who leads with the camera, because he has a photographer, a videographer and a sign guy who answers on Sunday. Those relationships took years, they are part of how he works, and a membership that asked him to give them up would be asking for the wrong thing.
We shoot for a living, and we agree with him. A listing shoot is a service, and the market for it is full of good people at fair prices. Nobody should join a studio to get one. The studio exists for the part of the business the photographer cannot touch: the reason the listing came to this agent in the first place.
StudioWhere clients actually come from
The National Association of Realtors asks buyers and sellers every year how they found their agent. In the 2025 Profile of Home Buyers and Sellers, 43 percent of buyers were referred to their agent by a friend, neighbor or relative, and 74 percent interviewed only one agent before choosing. Sellers lean harder on the name they already have: 66 percent used an agent who was referred to them or whom they had used before, and 80 percent contacted only one agent. Afterward, 91 percent of buyers said they would use their agent again or recommend them, and 62 percent already had.
Most of the business goes to the agent a household already trusts, and most households decide without comparing. A photograph of a kitchen, however good, does not put a name in a neighbor's mouth. A year of being the agent that neighbor keeps seeing does, and the 62 percent who have already recommended someone are the neighbors in question.
What the camera is for
The camera still matters. It just does a different job than agents are sold. A listing photo sells the house to a buyer who has already found the listing. A brand puts the agent in front of the neighbor before there is a listing, week after week, in the same streets, until the neighbor's first thought when a house comes up is a person and not a portal.
That is why the plain walkthrough sent to forty people outperforms the reel that went everywhere, and why the work has to run for a season before the phone changes. We wrote both down in A Brand Is Not a Launch, and nothing in this week's conversation moved us off it. Recognition takes time, and neither the photographer nor the studio can shorten it. What a team can do is make sure the time gets spent, every week, whether or not the agent had a free hour.
StudioWhat to buy instead
Buy the thing that makes the phone ring. In NAR's 2025 Realtor Technology Survey, 39 percent of members said social media gave them the highest number of quality leads, ahead of their CRM at 23 percent and the MLS at 17 percent. Read that beside the referral numbers and it is the same finding from the other side: the next client is already looking at a feed, and the agent whose face has been in it for a year is the one they recognize when the referral comes.
A feed that works for a year takes a calendar someone keeps, a reply someone sends within the hour, a monthly read of what turned into a conversation and what did not, and a person on the file once the conversation becomes a contract. That is what the membership is, and the membership page says exactly what it costs and what it promises. Keep your photographer. Bring us the part of the business that has been waiting for a free hour.
