Spending a Paid Media Allowance Well
A small, steady budget outperforms a big launch burst every time. Where paid placements for a listing belong, what to boost and what never to, and the two numbers that tell you the money worked: conversations started and appointments kept.
Steady beats burst
The agent with a modest budget spent every month ends the year ahead of the agent who spent the same money in a single launch week. The burst buys reach from strangers once. The steady spend buys the same neighborhood a second, third and tenth look, which is how a name becomes familiar, and familiar is the only thing paid media can really buy.
Where a listing's placement belongs
Paid placement for a listing belongs in a small radius around it and in the places its buyer already looks: the neighborhood's feed, the sponsored slot in a local outlet's real estate section, the search for the school district. It belongs on the listing's own page, not a search, and it belongs for the first ten days and the weekend of the open house, when the audience is deciding. After that, the money goes back to the brand.
What to boost
Boost the work that already worked. A walkthrough that started conversations on its own will start more with reach behind it. A neighborhood piece that people saved is a piece they will share. Boost the open-house reel the week of, to the radius, and the sold post the week after, to the same radius, because the neighbors are the next sellers.
What never to
Never boost a post that produced nothing on its own; reach does not fix a piece that did not land. Never boost to a national audience; a thousand views in another state is a vanity line. Never boost anything with a client's face or address that the client did not approve for paid, and never boost a listing after it is under contract. Never buy followers, likes or any number that does not sit on the chain.
The two numbers
Money worked if it moved two numbers: conversations started, a message, a comment with a question, a scan, a reply, and appointments kept, a showing or a listing presentation that happened because of the placement. Reach, impressions and clicks go in the table. Those two go in the headline, and the next month's spend follows them.
